Standard commercial lots get 3 to 4 inches of asphalt (base course + surface course). Heavy-traffic areas, truck routes, and industrial lots go up to 5 to 6 inches. We use HL-8 binder course and HL-3 surface course — the same spec used on municipal roads in Ontario.
A parking lot with bad drainage is a parking lot that fails early. We design the grade so water moves to catch basins — minimum 2% slope across parking areas, 1% along curb lines. Catch basins get connected to storm sewers or dry wells depending on municipal requirements. We also install curbing to contain runoff and define lot boundaries.
If the base is still solid and the damage is surface-level, resurfacing saves significant money versus a full rebuild. We mill the existing surface, repair any localized base failures, apply tack coat, and overlay with new hot mix asphalt. The result is a surface that looks and performs like new.
