Markham's Driveway Market

Markham is the most interesting paving market in the GTA right now. The city has gone through three distinct waves of residential development — the heritage village areas (Unionville, Markham Village), the '90s suburban boom (Berczy, Milliken, Cathedraltown), and the new master-planned communities (Cornell, Box Grove, Angus Glen). Each wave has different driveway needs, different homeowner expectations, and different soil and base conditions.

Where We Work in Markham

Unionville & Markham Village

The heritage cores of Unionville and Markham Village have charming older homes with character — and driveways that are original to the house. Many of these are gravel or badly deteriorated asphalt that was last touched decades ago. Homeowners in these areas often choose interlocking stone or natural flagstone to match the heritage feel. We work carefully on these properties, respecting the heritage streetscape while building a modern, durable driveway.

Berczy & Cathedraltown

Built in the late '90s and early 2000s, these neighbourhoods are entering their first major repave cycle. The homes are large, lots are generous, and the original builder driveways are showing their age — 20 to 25-year-old asphalt on base that was fine for the first decade but is now settling in spots. We're doing a lot of full replacements here, usually asphalt with a properly rebuilt base.

Cornell & Box Grove

Markham's newest communities are 5 to 15 years old. The builder driveways are starting to show the first cracks — hairline surface cracking, edge deterioration, minor settling near the garage apron. This is the perfect time for sealcoating and crack repair to extend the driveway's life by another 10+ years before a full replacement becomes necessary.

Angus Glen

Markham's premier residential area. Executive homes, golf course properties, and estate lots. Driveways here are often 1,000+ square feet — some with circular designs and motor courts. Premium interlocking stone (Unilock EnduraColor, Techo-Bloc Industria) is the standard. These are our highest-end residential projects in Markham.

Commercial Paving in Markham

Markham's Highway 7 corridor is one of the densest commercial zones in the GTA — tech offices, retail plazas, banks, and restaurants stretching from Warden to the 404. The parking lots along this corridor see constant use and need regular maintenance. The industrial areas along Steeles and 14th Avenue also generate steady demand for commercial paving, from warehouse yards to office building parking structures.

Markham's Soil and Drainage

Markham sits on the southern edge of the Oak Ridges Moraine, which means the northern parts of the city (Cornell, Angus Glen) have sandy, well-draining soil that's excellent for paving base. The southern areas (Milliken, Unionville) have heavier clay soils from the old Lake Iroquois shoreline — these require more attention to drainage and deeper base preparation. We test drainage conditions during the site assessment and adjust specs accordingly.

Paving Questions in Markham

How much does driveway paving cost in Markham?

Asphalt runs $4-7/sq ft. Interlocking stone for Unionville heritage homes and Angus Glen estates runs $18-35/sq ft. Standard suburban driveways in Berczy and Cathedraltown typically run $4,000-$7,000 for asphalt replacement.

Should I seal my 5-year-old builder driveway in Cornell?

Yes — now is the ideal time. Your driveway has cured enough for sealcoat to bond properly, and sealing before cracks develop is far cheaper than repairing them later. We recommend the first seal at 2-3 years, then every 3-5 years after.

Can you match heritage-style stone for a Unionville driveway?

Yes. We work with natural limestone, cobblestone-style pavers, and tumbled concrete pavers that match the character of Unionville's heritage core. We can also install clay brick driveways for homes where that suits the architecture.

Is the soil different in north vs south Markham?

Significantly. Northern Markham (Cornell, Angus Glen) has sandy moraine soil — great drainage, easy to excavate. Southern Markham (Milliken, Unionville) has clay-heavy soil that holds water and creates more frost heave. We spec the base depth based on actual conditions at your property.

Do you do the big circular driveways in Angus Glen?

Yes — estate driveways are some of our favourite projects. Circular layouts, motor courts, multi-car pads — we handle the full design and installation. Material selection is critical on these large surfaces to ensure colour consistency and structural integrity.
