Agincourt has one of the most active residential renovation markets in the GTA. Homeowners are investing heavily in their properties — new facades, landscaping, and driveways. We see a strong preference for interlocking stone in this area, particularly larger-format pavers with clean lines. Many projects include matching front walkways and retaining walls. The soil here is clay-dominant, so base depth is critical — we go 14 inches minimum.

Malvern & Morningside

The Malvern community was built in the '70s and '80s as one of Ontario's largest planned suburban developments. The original driveways are at end-of-life, and the homes have generous lot frontages that make for efficient repaving. Most homeowners go with asphalt here — it's the practical choice for the lot sizes and the community profile.

Birch Cliff & Guildwood

The Bluffs neighbourhoods are unique — hillside lots, clay bluffs, and drainage patterns that flow toward the lake. Driveways here often need more drainage engineering than flat suburban lots. Steeper driveways require thicker asphalt sections and textured surfaces for traction. We design for the slope and the soil, not just the surface.

Highland Creek & Rouge

The newer developments along Military Trail and in the Rouge area are 10-15 years old — right at the age where builder driveways start failing. We're seeing a lot of resurfacing work here, and for homes where the base is still solid, an overlay is the cost-effective option.

Commercial Paving in Scarborough

Scarborough's commercial and industrial zones — the Markham Road corridor, the Birchmount industrial area, Scarborough Town Centre — have significant paving needs. The industrial areas east of Midland Avenue have heavy truck traffic that beats up parking lots and laneways faster than standard commercial use. Scarborough sits on some of the most variable soil in the GTA. The Bluffs area is heavy clay with poor drainage. Agincourt and northern Scarborough sit on glacial till that's generally stable but moisture-sensitive. We adjust our base specs based on the actual soil conditions at your property — not a generic standard.

Paving Questions in Scarborough

My driveway is on a steep slope — can you pave it?

Yes. We handle sloped driveways regularly in the Bluffs, Guildwood, and Highland Creek areas. Steeper driveways get thicker asphalt (3+ inches surface course), textured finish for traction, and careful drainage design at the top and bottom of the slope.

How much does paving cost in Scarborough?

Asphalt driveways run $4-7/sq ft. Interlocking stone — popular in Agincourt — runs $15-30/sq ft. Bluffs-area properties with slope or drainage challenges may run slightly higher due to additional engineering.

Is the clay soil in Scarborough a problem for driveways?

It can be if the base isn't built right. Clay holds water and expands when it freezes, causing heave and cracking. The solution is deeper base preparation (14-16 inches of granular) that gets the asphalt above the frost-affected clay zone. We spec based on actual soil conditions.
