North York: Mid-Century Homes, Modern Driveways

North York's housing stock is mostly 1950s-1970s bungalows and split-levels, with pockets of newer infill and mansion-style rebuilds. The original driveways on these properties — many of them the original asphalt from when the house was built — are at the end of their lifespan. We're repaving a lot of 50 and 60-year-old driveways in North York right now, and in most cases the original base is actually in decent shape because the soil here is sandy clay that drains reasonably well.

Willowdale is transitioning fast — bungalows torn down, replaced with two-storey custom homes on the same 40-foot lots. The new homes get bigger garages and wider driveways, often interlocking stone to match the premium build. We work with builders and homeowners on these projects, coordinating with the general contractor's timeline.

Don Mills & Bayview Village

The original Don Mills planned community has mature trees, generous setbacks, and curving streets. Driveways here are typically single-wide or modest doubles. The challenge is tree roots — the mature maples and oaks along these streets send roots right under driveways, and over decades they lift the asphalt from below. We address the root intrusion during repaving and, where possible, design around major roots rather than cutting them.

Lawrence Park & York Mills

These are premium neighbourhoods where interlocking stone and natural flagstone are the standard for driveways and front walkways. We install a lot of Unilock and Techo-Bloc in this area, often with heated driveway systems for snowmelt. Projects here tend to be larger — circular driveways, motor courts, and multi-car pads are common on the estate-sized lots along Bayview and Lawrence.

Sealcoating in North York

North York's grid streets mean most homes face either east-west or north-south. South-facing driveways on the east-west streets get heavy UV exposure and degrade faster — these benefit from sealcoating every 3 years rather than the standard 5. We track this for regular clients and reach out when it's time.
